HIPs Overview
Every domestic property being sold in England and Wales must now have a Home Information Pack (HIP) available for the potential purchaser to see. Home Information Packs bring together key information, including a local authority search, a water and drainage search and evidence of title, at the start of the buying process. Another key element of the HIP is the Energy Performance Certificate (EPC), which shows how efficient the property is, as well as detailing predicted running costs and potential improvements to the efficiency of the property.
All this ensures that relevant information on the property and its energy performance are available up-front, helping to make the buying process as transparent as possible and eliminate any nasty surprises that might jeopardize the sale.

EPCs Overview
From the 1st October, 2008, an EPC will be required whenever a building in the social or private rental sector is let to a new tenant. If your property is already tenanted, then you do not require an EPC, but any property that becomes vacant after October 1st, will require an EPC.
The purpose of the EPC is show the prospective tenant the energy efficiency and predicted running costs of the dwelling they are considering renting. The EPC also includes suggested measures that can be taken to improve the efficiency of the property.

If you have ordered an EPC, you will receive the completed document the day after the DEA has surveyed your property. If you have ordered a HIP, you and/or your estate agent will receive the completed HIP 7-14 days after placing your initial order – simple and reliable.
